We took a redundant office block and repurposed it into fifty-seven premium homes. The design hinged on a vertical light-gauge steel-frame (SFS) extension that added extra storeys without overloading the original structure. At ground level we built matching east and west wings, giving the development its full footprint and balanced massing.
A complete façade redesign followed. Clean lines, large-format glazing and refined detailing replaced the tired commercial frontage, lending the building a crisp, contemporary character. Set back behind the new roofline, the penthouse flats open onto generous private terraces, while similar terrace pockets wrap each wing so that outdoor space is woven into the majority of units.
Inside, every flat was delivered to a luxury rental specification. Integrated kitchens, porcelain bathrooms and engineered timber floors strike the right blend of durability and elegance, ready for long-term tenancies or future open-market sale. The finished scheme demonstrates how disciplined planning, structural ingenuity and careful finishing can unlock both unit count and value from an obsolete commercial asset—turning dead space into resilient, income-led housing stock.
