This project began with the acquisition of a freehold property in South Croydon, which we successfully sourced and secured for our client at auction. The property was originally configured as a three-bedroom flat and a one-bedroom flat, presenting a significant opportunity to optimise both the layout and long-term investment performance.
Following a detailed appraisal of the available space, we reconfigured the building to create a four-bedroom flat and a two-bedroom flat, increasing the overall accommodation without extending the property’s footprint. The new layouts were designed to maximise tenant appeal while ensuring each unit offered practical and well-proportioned living space.
Through careful planning and asset management, we were able to significantly enhance the property’s value whilst substantially increasing its rental income potential. By transforming the existing configuration into higher-performing units, the project delivered a stronger return on investment and improved long-term cash flow for our client. The result is a high-performing investment asset that demonstrates how strategic acquisition, intelligent space planning and effective project delivery can unlock considerable value within an existing property.
